EPC – Domestic Energy Assessment
Did you know that landlords are required to have an EPC which is less than 10 years old at the point they market a property for rental to new tenants? If you don’t comply with these requirements, you could be fined up to £1000.
The Scottish Government has also committed to introducing regulations requiring private rented sector properties to meet a minimum energy performance rating before they can be let to tenants. It is likely that these will require properties to have a minimum rating of D in due course.

Legionella Risk Assessment
Legionnaires’ Disease is a pneumonia like illness caused by the Legionella bacteria and can be fatal. The infection is caused by breathing in small droplets of water contaminated by the bacteria. Legionella bacteria are found in the natural environment and may contaminate and grow in water systems, including domestic hot and cold water systems.
Landlords are now under a duty to ensure that the risk of exposure to tenants, residents and visitors by Legionella in the hot and cold water systems of their property is assessed and controlled.
