Tughan & Cochrane offer a Lease Only service for hands-on owners. Once the tenant has moved in the day-to-day management of the tenancy will be the landlord’s responsibility.

Advertising
We ensure that your property gets the greatest possible exposure. We take clear photographs, write compliant descriptions and provide access to national property websites such as Right Move & Zoopla. We also advertise directly from our own website and periodically in the local press.
Property Viewings
Viewings are discussed & scheduled. We ensure that our CIH certified agents are available to show potential tenants your property and to answer any of their questions.
Tenant Checks – Vetting & Referencing
A full complement of financial checks and referencing ensures peace of mind for our landlords. We provide a detailed profile of potential tenants so that you can make an informed choice.
Photographic Inventory & Deposit Administration
It is very important to create an accurate report depicting the condition of your property prior to every tenancy. The onus is on you to provide evidence of tenant liability in the cases of damage or if the tenant disputes a claim against their deposit. Our clear, time and date stamped photographic inventories help to safeguard your investment.
We collect and lodge tenant deposits with the Scottish Government approved Letting Protection Service. Control of the deposit will then be relinquished to the landlord.
Compliance and Safety
A health-check of your property is carried out to make sure that it is compliant with the myriad regulations that govern the letting industry. We can offer advice and arrange for any necessary works to be carried out.
